Whether you're buying a home, just had a storm roll through, or just want to get ahead of a problem, a real inspection tells you where you stand. We get on the roof — we don't judge it from the driveway — and we send you photos of what we find with a plain-English summary.
There's no charge and no obligation. If everything's fine, we'll tell you that.
What's Included
A full inspection covers
- Walked roof surface: shingle condition, granule loss, blistering, and hail bruising
- All flashing: chimney, walls, valleys, vents, and pipe boots
- Ridge and intake ventilation — balanced, blocked, or undersized
- Gutters and downspouts: pitch, seams, fasteners, and drainage
- Siding, fascia, and soffit: rot, damage, caulk failure, and pest entry
- Attic check where accessible: daylight, staining, moisture, and insulation
- Photo report emailed to you with a written summary and priorities
- Straightforward guidance: repair, monitor, replace, or file a claim

What to expect
Schedule
Call or send a message. Most inspections are booked within a few days; storm-damage checks sooner.
On-site, about an hour
We inspect the roof, walk the exterior, and check the attic where we can get to it.
Photo report
You get an emailed report with pictures, notes, and a clear list of what needs attention now versus later.
Your call
If work is needed we'll quote it. If it isn't, we'll say so. Either way the inspection stands on its own.

A general home inspector spends a few minutes on the roof. We spend real time on it and tell you what a roofing contractor sees — remaining life, upcoming costs, and whether that stain in the hallway is active.

Is the inspection really free?
Yes. There's no charge and no obligation to hire us. We'd rather build trust than nickel-and-dime a homeowner.
How soon can you come out after a storm?
Storm-damage inspections get priority. Depending on volume we're usually on-site within a day or two, and we can tarp immediately if there's an active leak.
Will you tell me if I DON'T need a new roof?
Absolutely. A lot of our inspections end with 'you've got several good years left.' That's a fine outcome.
Do you provide written documentation for insurance?
Yes. If we find storm or hail damage we document it in the format adjusters expect and can meet your adjuster at the house.
